What Makes a Miami Gardens Claim Different
Canal flooding
The City of Miami Gardens warns that heavy rain could cause canals such as the C-8 and C-9 to overtop their banks, flooding areas next to them, and says Hurricane Irene (1999) and the October 2000 "No-Name" storm left many areas flooded for long periods. Rising water is flood under a separate policy, so the source of the water decides the claim.
The 50% rule and code upgrades
Under Miami Gardens' floodplain rules, a structure damaged or improved by more than 50% of its market value must meet current elevation and floodplain requirements. Those upgrades can cost more than the repair itself, and ordinance or law coverage, if your policy has it, may pay part of them.
Fires in apartment and condo buildings
CBS News Miami reported that a January 28, 2023 fire at the New World Condo Apartments in the Norland area impacted roughly 75 units, displaced at least 105 residents and partially collapsed the roof. In a multi-unit fire, the building's policy and each owner's or renter's policy can each cover part of the loss.

Questions to Ask Any Public Adjuster About a Miami Gardens Claim
- If my home is near a canal, how will you separate flood from storm damage? The City warns the C-8 and C-9 can overtop their banks. The claim has to show which damage came from rising water and which from wind or rain through storm openings.
- Will you price code and floodplain upgrades if the 50% rule applies? A building damaged by more than 50% of its market value must meet current requirements. That work should be priced separately so any ordinance or law coverage can be claimed.
- Do you handle multi-unit fire claims? Fires in apartment and condo buildings involve more than one policy. The building, the units and the contents each need their own documentation.
