Independent Xactimate Estimate for Your Insurance Claim

The insurer’s adjuster writes the first Xactimate estimate. Homeland writes yours: every room, every trade, the code items and the matching, priced line by line, so the two can be compared side by side.

What an Xactimate Estimate Is, and Why the Insurer’s Is Usually Short

Xactimate is the estimating software used across the property insurance industry: an estimate is a list of line items (quantity, unit, unit price) built from local price lists. The software is the same on both sides; the difference is what each estimator measures and includes.

Commonly missingWhy it matters
Whole rooms or elevationsAreas never inspected are never paid
Tear-out, detach and resetRemoving cabinets, fixtures and trim before repairs is real labor
Code upgradesPermits often require work the old construction did not have
MatchingFlooring, tile, stucco or cabinets that cannot be matched to the undamaged areas
Overhead and profitWhen a general contractor is reasonably needed to coordinate trades
QuantitiesSquare footage, linear feet and roof squares measured short

How the Line-by-Line Review Works

  1. Inspect and measure. A licensed Homeland public adjuster inspects, photographs and measures every affected area, with moisture readings where water is involved.
  2. Write the estimate. A full Xactimate estimate of the repair, room by room and trade by trade.
  3. Compare with the insurer’s. Every missing room, trade, quantity and price difference listed, with the photo or measurement behind it.
  4. Present and negotiate. The comparison goes to the insurer as part of the claim, and supplements follow as hidden damage is found.

Xactimate Estimate Questions

Is a contractor’s bid the same as an Xactimate estimate?

No. A bid is the contractor’s price for the job; an Xactimate estimate breaks the repair into line items the insurer can compare item by item. Both can be useful, and the estimate is the one the claim is negotiated on.

What is an Xactimate price list?

A regional, periodically updated set of unit prices for materials and labor. Estimates should use the price list for the property’s area and the right time period.

Can a contractor negotiate my claim using their estimate?

Not in Florida unless licensed as a public adjuster: only an attorney or a licensed public adjuster may negotiate a claim for pay (Fla. Stat. §626.854(20)). A contractor may explain its own bid.

Do you review estimates for law firms?
Homeland Public Adjusters is a licensed public adjusting firm, not a law firm. We do not give legal advice. This page is general information; how a policy applies depends on your own policy and the facts of your claim.
